Run the numbers yourself — no email required, no obligation. These ten calculators cover the questions borrowers ask most: payments, affordability, refinancing, renting vs. buying, down payment, closing costs, extra payments, debt-to-income, loan comparisons, and home equity. Mortgage Calculators
Run the numbers for your situation, then talk to me for a quote based on real rates and programs.
Mortgage Payment Calculator
Estimate your full monthly payment, including taxes, insurance and PMI.
Home Affordability Calculator
Uses the lender 28/36 guideline: housing at or under 28% of gross income, and housing plus other debts at or under 36%.
Estimate assumes property taxes of about 1.1% of the price per year and insurance of about 0.35% per year. Many programs allow higher ratios than 28/36 with strong credit and reserves — this is a conservative starting point, not a limit.
Refinance Calculator
Compare your current loan with a new one and see how long the savings take to cover closing costs.
Current payment is calculated from your balance, rate and remaining term. Restarting a 30-year term lowers the payment but can raise total interest — ask me to compare total cost, not just the monthly payment.
Rent vs Buy Calculator
A simple side-by-side over the years you expect to stay: total rent paid versus the estimated net cost of owning.
Net cost of buying = interest paid + estimated taxes and insurance (about 1.45% of the price per year) over the period, minus the equity you build (principal repaid plus appreciation). It excludes closing costs, maintenance and selling costs, so treat it as a planning estimate.
Down Payment Calculator
See what common down payment percentages cost in dollars, and how long saving for your goal will take.
Some programs need less than you may think: VA and USDA can be 0% down for eligible borrowers, FHA starts at 3.5%, and some conventional options start at 3%. Down payment assistance may also be available.
Closing Costs Estimator
A typical range for lender, title and government charges in your state. Prepaids and escrow deposits (taxes and insurance paid ahead) are extra.
Government loan programs add their own charges (for example FHA upfront mortgage insurance or the VA funding fee), which the loan-type adjustment roughly reflects. Your Loan Estimate will itemize the real figures before you commit.
Extra Payment / Amortization Calculator
See how extra principal payments shorten your loan and cut your interest.
DTI (Debt-to-Income) Calculator
Lenders look at two ratios: your housing share of income, and your housing plus all other monthly debts.
Guidelines, not hard cutoffs: a housing (front-end) ratio at or under 28% is considered comfortable; a total (back-end) ratio at or under 36% is the classic benchmark, and many programs approve into the mid-40s or higher with strong credit, reserves or other strengths. Debts counted are the minimum payments on credit cards plus car, student and other installment loans — not utilities or groceries.
Loan Comparison Calculator
A lower rate with points is not always the cheaper loan. Compare the real cost of two offers.
Cost figures count interest plus points and fees — the money that does not build equity. Principal you repay comes back to you as equity, so it is not counted as a cost.
Home Equity / HELOC Calculator
Estimate the equity in your home and the largest credit line a lender might allow.
Most HELOC lenders cap total borrowing (mortgage plus credit line) at 80–85% of the home’s value, and your credit line cannot exceed the equity above your existing loans. Approval and limits depend on credit, income and appraisal.
These calculators provide estimates for planning purposes only, using the figures you enter. Results do not include all taxes, insurance, fees, or program-specific costs unless shown, and they are not a quote, pre-approval, or guarantee of any rate or payment. Actual rates and payments depend on your credit, property, program, and market conditions at the time of application. Talk to Navaneet Dutt (NMLS #2262708) for numbers specific to your situation.
