FHA Loans

FHA loans are insured by the Federal Housing Administration and were designed to open homeownership to buyers who don’t fit the conventional mold. With a down payment as low as 3.5% and more forgiving credit guidelines — borrowers with scores in the 500s may qualify with a larger down payment — FHA is often the fastest path from renting to owning.

Good fit if: you’re a first-time buyer, your credit history has some bumps, or your savings are better spent on moving and settling in than on a large down payment. Gift funds from family can cover the down payment, and sellers can contribute toward closing costs within FHA limits.

The trade-off to understand: FHA charges an upfront mortgage insurance premium plus a monthly premium, and for most borrowers the monthly premium lasts the life of the loan. That’s why I model FHA against conventional and HomeReady side by side — sometimes FHA wins today and sets up a refinance later; sometimes it doesn’t. I’ll show you both paths with real numbers before you decide.
