A HELOC is a revolving line of credit secured by your home — closer to a credit card than a traditional loan, but with a much lower interest rate because your home backs it. You’re approved for a limit based on your equity, then you draw what you need, when you need it, during a draw period (often 5–10 years), paying interest only on what you’ve actually borrowed. Afterward, a repayment period follows.
Good fit if: your expenses are staged or uncertain — a renovation done in phases, tuition across several semesters, or a safety net you want available without borrowing money you may never use. Most HELOCs have variable rates, so payments can move with the market; some lenders offer fixed-rate conversion options on portions of the balance.
The discipline check: because drawing is easy, a HELOC works best with a plan — a defined purpose, a payoff habit, and respect for the fact that your home secures the line. You can also take a HELOC alongside your existing first mortgage, which is often smarter than refinancing a low first-mortgage rate just to access equity. I’ll compare that math with a cash-out refinance for you, side by side.
