Conventional Loans

A conventional loan is a mortgage not insured by a government agency, and it’s the most common loan in America for a reason: flexible terms, competitive rates for qualified borrowers, and down payments as low as 3% for eligible buyers. Conventional financing works for primary homes, second homes, and investment properties, with loan amounts up to the conforming limit — and jumbo options above it.

Good fit if: you have steady income, a credit score generally of 620 or higher (stronger credit earns better pricing), and at least 3–5% down. One advantage borrowers love: private mortgage insurance (PMI) on a conventional loan can be removed once you reach 20% equity, unlike FHA insurance, which often lasts the life of the loan. Fixed and adjustable rates are both available, with terms from 10 to 30 years.

Because I shop 240+ lenders, I can compare how different lenders price your exact credit profile — conventional pricing varies more between lenders than most people realize. Talk to me and I’ll show you the comparison, not just one number.
