Jumbo Loans

When the home you want costs more than the conforming loan limit, a jumbo loan fills the gap — financing well into the millions for qualified borrowers. Jumbo loans aren’t government-backed, so lenders set their own, typically stricter, standards: stronger credit (often 700+), a larger down payment (commonly 10–20% or more), documented income and assets, and healthy cash reserves after closing.

Good fit if: you’re buying a higher-priced home in markets like Louisville’s East End, Carmel, or Nashville’s suburbs, or refinancing one you already own, and you have the financial profile to support it. Fixed and adjustable options exist, and interest-only structures are available from some lenders for the right borrower.

Because jumbo pricing and guidelines vary dramatically by lender — one bank’s decline is another’s specialty — the broker model matters most here. I shop your profile across 240+ lenders, including portfolio and private-bank channels, and present the strongest offers with their reserve and documentation requirements side by side, so there are no surprises mid-contract.
