The VA IRRRL — pronounced “Earl,” and yes, every veteran learns that on day one — is the streamlined refinance for an existing VA loan. Its purpose is narrow and useful: move you into a lower rate or a more stable structure (for example, from an ARM to a fixed rate) with minimal documentation — usually no appraisal, no income verification, and no new Certificate of Eligibility.
Good fit if: you currently have a VA loan and can reduce your rate (VA generally requires the new rate to be at least 0.5% lower for fixed-to-fixed refinances), you’ve made recent payments on time, and you want the savings without a full refinance process. Occupancy rules are lighter than a purchase — you certify you previously lived in the home.
Costs include the VA funding fee (0.5% for an IRRRL, with exemptions for many disabled veterans) plus standard closing costs, which can often be rolled in. The key question is break-even: VA requires lenders to show how quickly the savings repay the costs. I’ll run that calculation up front and in writing — if the answer isn’t comfortably in your favor, we wait for a better moment.
